HELP! I think MY TENANTS are going to BREAK THEIR LEASE!

One of the reasons to HAVE A LEASE is to have a fixed term knowing that there will be a tenant in the property; however, twice over the last month, I have gotten word INDIRECTLY - not from the tenants - that they were going to exit EARLY from their lease.

One of my vendors reported a discussion he had with a resident who indicates they will be leaving the property they rent from me in February rather than next June and that they will use their "military" lease end option. ?This option is very restrictive and since SHE is the military employee at a local government facility and he says they are moving to MONTANA, use of her military moving option for MILITARY ORDERS is suspicious.

My second tenant has mentioned that when the LARGE home he owns with his EXwife sells, he will be moving to a larger rental home with his GIRLFRIEND. ?My thought is to NOT count his SALE until he CASHES his PROCEEDS CHECK.

In both instances, I have alerted the property owners AND I have advised them of my policies that are available to these residents if they want to break their lease.

Sometimes NASTY SURPRISES is not so PAINFUL if there is a PLAN to deal with them!....and that's my JOB!
